For firms
Basesheet is free and open source, and it stays that way. A few offices that run regular site studies have asked for firm-specific features, so I'm working with them to improve the tool for professional usage.
Free forever
- Base plans from any US address: parcel, neighbors, roads, contours, slope, soils, flood, wetlands, aerial.
- Every export: DXF, SketchUp terrain, LandXML, GIS, KML and the PDF summary.
- Multi-parcel sites, your own CAD layer names, and the zoning lookup where it's available.
What I'm working on with firms
- Test fits for the places you work: buildable area after setbacks and buffers, maximum units, parking, and a building and parking layout you can open in CAD, from zoning rules checked for your jurisdictions.
- Your office standards on every output: your title block and logo on the PDF, your CAD layer standard set up once for the whole office.
- Batch runs: many sites at once, for feasibility studies and site selection.
- Parcel lines where you work, including counties the free tool doesn't cover yet.
