Free parcel data in Arizona
Arizona has no single free statewide parcel layer we could verify, but many counties publish their own. Basesheet currently uses 6 Arizona county services: Coconino, Maricopa, Mohave, Pima, Pinal, Yavapai.

Hosted FeatureServer, native EPSG:2223 (AZ Central ft); reprojects on outSR. APN is 8 or 9 characters with no dashes, e.g. '10117011' (shown as 101-17-011); strip dashes from user input. The open-data layer deliberately carries only APN, TYLERACCOUNTNUM, SITUS, SITUS_CITY, SITUS_ZIP; no owner, deed, plat or legal fields (owner info is by request to the Assessor). A sibling 'Coconino_County_Parcels_Public_View' service carries the same limited fields.

MapServer layer (native Web Mercator), reprojects on outSR. APN is 8 digits plus optional letter with no separators, e.g. '11219113'; APN_DASH is the book-map-item form '112-19-113'. Strip dashes from user input and match APN. PHYSICAL_ADDRESS includes city and ZIP with padded spaces ('305 W WASHINGTON ST PHOENIX 85003'); street parts are also in PHYSICAL_STREET_NUM/DIR/NAME/TYPE. DEED_NUMBER is the 11-digit recorder document number, not book/page. MCR_BOOK/MCR_PAGE are the Maricopa County Recorder plat book/page. Layer minScale 15000 only affects drawing, not query. Stacked condo parcels carry a FLOOR value.

MapServer layer 14 (ParcelQueryLayer, native Web Mercator), reprojects on outSR. Layer 3 on the same service has the same schema but is scale-dependent; use 14. PARCEL and TAXPIN are dashed book-map-parcel strings, e.g. '304-18-064'; TPARCEL is the same without dashes ('30418064'). CITY/STATE/ZIP belong to the mailing address, not the situs, so no city field. RECPTNO is the recorder reception number of the last deed (about 2/3 populated); older deeds use REC_BOOK/REC_PAGE (0 when unused).

MapServer layer, native EPSG:2868; reprojects on outSR. PARCEL is a 9-character string, 8 digits plus a trailing check letter or digit, no dashes, e.g. '11720012A' (shown as 117-20-012A); strip dashes from user input. ADDRESS_OL is populated only when the parcel has exactly one situs address (ADR_STATUS = 'ONE'); blank for NONE/MULTIPLE. JURIS_OL is jurisdiction (TUCSON, UNINCORPORATED, etc.), not a postal city, so city_field is left blank. MAIL1 is the first owner/mailing line (owner name), populated after Assessor audit. MP is the Maps & Plats book+page as 5 digits ('48094' = Bk 48 Pg 94), blank for unplatted land. LEGAL1..LEGAL5 hold the legal description. DOCKET/PAGE are nearly always null, so no deed fields.

FeatureServer layer id 3. Native SR is AZ Central intl ft given only as WKT (no wkid), so always pass outSR. PARCELID is 9 characters with no dashes, 8 digits plus a check digit or letter, e.g. '200490510' or '20046005V' (shown as 200-49-0510); strip dashes from user input. SITEADDRESS includes city, state and ZIP ('75 N BAILEY ST FLORENCE, AZ 85132'), so no separate situs city field (PSTLCITY is mailing). Condo units repeat the parcel geometry, so a point can return several features. RECEPTIONNO (deed) is empty for every record.

Hosted FeatureServer layer id 1, native EPSG:2223 (AZ Central ft); reprojects on outSR. The county's own server gis.yavapaiaz.gov sits behind a Cloudflare browser challenge (HTTP 403 to scripts), so this ArcGIS Online copy is the usable endpoint. PARNUMASR is the Assessor number without dashes, e.g. '11111125B'; PARLABEL is the dashed form '111-11-125B'; PARCEL_ID is a 13-digit internal key ('1311111125022' = county 13 + book/map/parcel/split/check). One parcel can be several polygon features (a where on PARNUMASR returned 3 pieces), so union by PARNUMASR. SITUS_ADD_DOR has a trailing space and no city. NAME/ADDRESS/CITY/STATE/ZIP are the owner and mailing address, so no situs city. MAPPLAT is a combined plat reference like 'M0002/011A' (book/page). RECNUMBER and SUBBOOK/SUBPAGE hold recording references of varying meaning and are not mapped. The lighter 'Parcels_in_Yavapai_County' service has the same geometry with fewer fields.
How to use it
- QGIS: Layer > Data Source Manager > ArcGIS REST Server, add a connection with the service URL (the endpoint above without the
final
/0), then add the layer. Filter to your area before exporting. - ArcGIS Pro: Add Data > Data From Path, paste the endpoint.
- Direct query: append
/query?geometry=LON,LAT&geometryType=esriGeometryPoint&inSR=4326&spatialRel=esriSpatialRelIntersects&outFields=*&f=geojsonto get the parcel at a point. - CAD: see getting a parcel into AutoCAD or Civil 3D.
Assessor parcel lines are for taxation and are often 5 to 50 ft off the legal boundary. Why.
