Terms of Service
Version 2026-10-21. Basesheet is run by Duer Ventures, LLC, a Delaware limited liability company ("Basesheet", "we", "us"). These terms cover your use of the site and everything it makes.
The short version
- Basesheet compiles public data automatically. Nothing it produces is a survey, a zoning determination, a flood determination, a wetland delineation, or professional advice of any kind.
- You must verify everything with a land surveyor licensed in the site's state and with the jurisdiction (city, county and any other agency with authority over the site) before you rely on it for design, permitting, purchase, financing, construction or any other decision.
- Basesheet is provided as is, with no warranty. Our liability is capped, and you agree to defend and indemnify us against claims that come from your use of the outputs, including claims by your clients.
- Pro renews monthly until you cancel. Cancel any time from My plans; it ends at the end of the period you've paid for.
This summary is for convenience. The full terms below control.
1. Accepting these terms
By using basesheet.site, building a base plan, signing in, or subscribing to Basesheet Pro, you agree to these terms. If you use Basesheet for a company or other organization, you agree for it too and confirm you have authority to do so; "you" then means both you and that organization. You must be at least 18. If you don't agree, don't use Basesheet.
We may change these terms. If a change is material we'll post the new version here with a new date and, for Pro subscribers, ask you to accept it. Continuing to use Basesheet after a change means you accept it.
2. What Basesheet is, and what it is not
Basesheet is an automated tool that gathers publicly available geographic data from third parties (for example county parcel layers, USGS elevation data, FEMA flood maps, the National Wetlands Inventory, USDA soils data, building footprint data and local zoning maps and codes) and formats it into drawings, models, files and summaries ("Outputs"). Outputs are produced by software without review by a person, and some content (including zoning rule sheets) may be drafted with the help of AI tools.
Outputs are planning-level information only. They are not, and must not be used as or represented as:
- a boundary, topographic, ALTA/NSPS or any other survey, plat, or legal description of property;
- a determination of property lines, easements, rights-of-way, ownership, title or encumbrances;
- a zoning, land use, permitting, setback, height, density, parking or entitlement determination;
- a flood zone determination, elevation certificate, or wetland, stream, habitat or critical area delineation;
- a geotechnical, soils, drainage, environmental or engineering assessment;
- a site plan, construction document or design fit for permitting or construction; or
- surveying, engineering, architectural, landscape architectural, legal, appraisal or other professional services.
Using Basesheet does not create any professional, fiduciary or advisory relationship between you and us. We are not licensed surveyors, engineers, architects or attorneys acting for you.
3. You must verify everything
Before you rely on any Output for any purpose, you are solely responsible for independently verifying it, including by:
- having property lines, easements, topography, structures and site conditions surveyed by a land surveyor licensed in the state where the site is;
- confirming zoning, overlays, setbacks, height, density, parking, use permissions and every other development standard directly with the jurisdiction having authority over the site, using its current adopted code and maps;
- confirming flood zones, wetlands, critical areas and environmental constraints with the responsible agencies and qualified professionals; and
- inspecting the site in the field.
You must not submit Outputs to any agency, client, lender, buyer or other person as surveyed, verified or authoritative information, and you must keep the disclaimers that come with Outputs on anything you make from them. If you share Outputs or work derived from them with anyone, you are responsible for making sure they understand these limits.
4. Third-party data
Outputs depend on data published by government agencies and other third parties that we don't control. That data may be incomplete, inaccurate, out of date, offset, at a coarse resolution, or missing, and sources can change or disappear without notice. Parcel lines are assessor tax lines, not legal boundaries. Building outlines may be machine-traced and approximate. Zoning information may not reflect recent amendments, overlays, conditions of approval, variances, pending applications or interpretations by the jurisdiction. Test fits and zoning envelopes are illustrations of one reading of the rules and may be wrong. Some sources have their own terms of use, which are listed with the Outputs; you agree to follow them.
5. Basesheet Pro
- Billing. Pro is a subscription billed in advance each month (or year, if offered) at the price shown when you subscribe, plus any applicable taxes. It renews automatically until you cancel. Payments are processed by Stripe; we don't receive or store your full card number.
- Cancelling. You can cancel any time from My plans. Cancelling stops future renewals; Pro stays on until the end of the period you've paid for. Except where the law requires otherwise, payments are non-refundable and we don't give refunds or credits for partial periods or unused features.
- Changes. We may change Pro's price with at least 30 days' notice before your next renewal. Features and coverage (including which jurisdictions have test fits) may change, and we don't promise that any feature or jurisdiction will be available or keep working.
- Your acknowledgement. When you subscribe you confirm that you have read these terms and understand that every Output, including every test fit, must be verified as described in section 3.
6. Acceptable use
Don't misuse Basesheet. In particular, don't: get around rate limits or access controls; scrape or bulk-download data from the site other than through features we provide; overload or interfere with the service; resell or redistribute data in breach of its source's terms; use Basesheet for anything unlawful; or use it to harass anyone or to compile information about individuals. We may suspend or end access for anyone who does.
7. Your content
If you upload a logo, firm details or other content, you confirm you have the right to use it and you let us store and use it to produce your Outputs. You can delete it from My plans.
8. Open source
The core Basesheet code is published under the MIT License. That license covers the code. These terms cover your use of the hosted service at basesheet.site, including Pro features that aren't part of the open-source code.
9. No warranty
BASESHEET AND ALL OUTPUTS ARE PROVIDED "AS IS" AND "AS AVAILABLE", WITH ALL FAULTS AND WITHOUT WARRANTY OF ANY KIND. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS, IMPLIED OR STATUTORY, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, CURRENCY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE AND NON-INFRINGEMENT, AND ANY WARRANTY THAT BASESHEET WILL BE AVAILABLE, UNINTERRUPTED OR ERROR-FREE. YOU USE BASESHEET AND RELY ON OUTPUTS ENTIRELY AT YOUR OWN RISK.
10. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW: (A) WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, BUSINESS, DATA, GOODWILL, DESIGN OR REDESIGN COSTS, CONSTRUCTION COSTS, DELAY, OR PROPERTY OR PROJECT LOSSES, ARISING OUT OF OR RELATING TO BASESHEET OR ANY OUTPUT, EVEN IF WE WERE TOLD THEY WERE POSSIBLE; AND (B) OUR TOTAL LIABILITY FOR ALL CLAIMS ARISING OUT OF OR RELATING TO BASESHEET, OUTPUTS OR THESE TERMS WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR US $50. THESE LIMITS APPLY WHATEVER THE LEGAL THEORY (CONTRACT, TORT INCLUDING NEGLIGENCE, STRICT LIABILITY OR OTHERWISE) AND EVEN IF A REMEDY FAILS OF ITS ESSENTIAL PURPOSE.
Some jurisdictions don't allow certain of these exclusions or limits, so some may not apply to you; where that's the case they apply to the greatest extent the law allows.
11. You indemnify us
To the fullest extent permitted by law, you will defend, indemnify and hold harmless Duer Ventures, LLC and its members, managers, owners, contractors and agents from and against all claims, demands, actions, losses, damages, liabilities, penalties, costs and expenses (including reasonable attorneys' and experts' fees) brought by any third party (including your clients, employers, partners, lenders, buyers, contractors and any government agency) or incurred by us, that arise out of or relate to: (a) your use of Basesheet or any Output; (b) any reliance on an Output by you or by anyone you share it with or provide work based on it to; (c) any design, report, application, transaction, construction or other work that uses or was informed by an Output; (d) your breach of these terms or of any data source's terms; or (e) your violation of any law or the rights of any third party. We may take control of the defense of any claim at your expense, and you won't settle a claim that affects us without our written consent.
12. Assumption of risk and release
You understand that Outputs may be wrong in ways that are not obvious, and you accept that risk. To the fullest extent permitted by law, you release us from claims arising from errors, omissions or inaccuracies in Outputs or in third-party data.
13. Ending
You can stop using Basesheet at any time. We may suspend or end the service, a feature, or your access at any time, including if you breach these terms; if we end Pro for reasons other than your breach we'll refund the unused part of your current period. Sections 2 to 4 and 8 to 15 survive the end of these terms.
14. Disputes
These terms are governed by the laws of the State of Washington, without regard to conflict-of-law rules. Any dispute will be resolved only in the state or federal courts located in Thurston County, Washington, and you and we consent to their jurisdiction, except that either of us may bring an individual claim in small claims court. Claims may be brought only on an individual basis, not as a plaintiff or class member in any class, consolidated or representative action. Before filing a claim, you agree to contact us and try to resolve it informally for at least 30 days. Any claim must be brought within one year after it arises, or it is permanently barred, to the extent the law allows.
15. General
These terms (with the Privacy page) are the whole agreement between you and us about Basesheet. If any part is found unenforceable, the rest stays in effect and that part is enforced to the greatest extent allowed. Our not enforcing a term isn't a waiver. You can't transfer these terms without our consent; we may transfer them, for example with a sale of the service. Nothing in these terms creates a partnership, agency or employment relationship.
