Free parcel data in Mississippi
Mississippi has no single free statewide parcel layer we could verify, but many counties publish their own. Basesheet currently uses 6 Mississippi county services: DeSoto, Harrison, Hinds, Lee, Madison, Rankin.

Layer 29 'Tax Parcels' of the Tax_Assessors_County_Web_Map MapServer. PIN is stored with internal space padding exactly as the county prints it, e.g. '308613004 0002500' (9 digits, 6 spaces, 7 digits); a run-together '3086130040002500' does NOT match, so rebuild the padding or use LIKE '308613004%0002500'. CITY/STATE/ZIP_CODE are the owner mailing address, not situs; FULL_ADDR has no city. WD_Link and Plat_Link give county land-records URLs. A preliminary 2026 landroll layer exists at Hosted/Landroll_Parcels_2026_Prelim/FeatureServer/0. DeSoto County sits in State Plane MS West (EPSG 6510 / 2255).

MapServer layer. PARCELID (same as PARCEL_ID) is the formatted parcel number with dashes and a dot, e.g. '0811F-04-001.000'; the first block is 5 characters and is space-padded when the map has no letter ('0102 -07-018.002'), so match the exact formatted string or use LIKE. PPIN is the integer parcel PIN (90792). PHYSADDR has double spaces between number and street ('1801 23RD AVE') and no city; ADDRESS_1..4/CITY/ZIP are the owner mailing address. The AS400/liveParcels layer (110,124 parcels) is more current geometry but only carries a mailing address, so it was not used. No deed/plat fields.

Hinds County has no public county-run parcel REST service, so this points at the state's MDEQ/MARIS compilation, which is split into a West and an East layer; Hinds is in the West layer. The layer holds many counties, so county_field is CNTYNAME (upper-case name, e.g. 'HINDS') to narrow parcel-number hits; PPIN is a county-local integer that collides across counties, so it is not an apn field. Hinds PARNO is an 18-digit zero-padded string ('000330000034000000'); ALTPARNO is a second 18-digit id. Street right-of-way is one enormous polygon (PARNO '000000000000000010', about 211,000 vertices, ~8 MB as JSON), so a point in a street returns that blob; treat PARNO '000000000000000010' as no parcel. SITEADD is often '0' or blank when the county did not supply a situs; SCITY is the situs city. DEEDREF is 'book - page' (e.g. '3381 - 130'), sometimes ' -' when empty. Data is a 2024 snapshot and lags the county roll.

Layer 8 'Parcels' of the county's Lee_Service hosted FeatureServer (layers 1-21 also hold lot lines, sections, districts). PARCEL_ID is the formatted parcel number, e.g. '089F-30-074-00'; PPIN is the integer parcel PIN (21168). SITUS_ADDR is the situs street address without city (STREET_NUM/STREET hold the parts); ADDRESS1-3/CITY/STATE/ZIP are the owner mailing address. LEGAL1-3 split the legal description. PRC links to a property record card PDF hosted by the county's appraisal vendor. Replaces the MDEQ/MARIS 2024 statewide layer for Lee, which is older.
Madison County

How to use it
- QGIS: Layer > Data Source Manager > ArcGIS REST Server, add a connection with the service URL (the endpoint above without the
final
/0), then add the layer. Filter to your area before exporting. - ArcGIS Pro: Add Data > Data From Path, paste the endpoint.
- Direct query: append
/query?geometry=LON,LAT&geometryType=esriGeometryPoint&inSR=4326&spatialRel=esriSpatialRelIntersects&outFields=*&f=geojsonto get the parcel at a point. - CAD: see getting a parcel into AutoCAD or Civil 3D.
Assessor parcel lines are for taxation and are often 5 to 50 ft off the legal boundary. Why.
