Free parcel data in Nevada

Nevada has no single free statewide parcel layer we could verify, but many counties publish their own. Basesheet currently uses 3 Nevada county services: Carson City, Clark, Washoe.

MapServer layer 36 of the city's open-data service (native Web Mercator); reprojects on outSR. Consolidated city: geocoders (Census) name the county 'Carson City'. APN is an 8-digit zero-padded string with no dashes, e.g. '00420104' (shown as 004-201-04); APN_NUM is the same as an integer (420104). No situs, owner, deed, plat or legal fields; ZONECODE is zoning, and ASSRDETAIL links to the Assessor record. The Address Points layer 37 on the same service can supply situs addresses. The old host portal.carson.org no longer resolves.

MapServer layer, native EPSG:3421 (NV East ftUS, reported as wkid 102707); reprojects on outSR. APN is an 11-digit string with no dashes, e.g. '13933710002' (shown as 139-33-710-002); strip dashes from user input. Geometry and APN only: no situs, owner, deed, plat or legal fields in this layer (the Assessor's web parcel lookup holds those). PARCELTYPE 0 is a regular parcel; other values (e.g. 2) mark common areas, roads and similar. Layer minScale 3000 only affects drawing, not query. The same geometry is also published at GISMO/AssessorMapv2/FeatureServer/1.

FeatureServer layer, native EPSG:3423 (NV West ftUS, reported as wkid 102709); reprojects on outSR. Washoe APNs are 8 digits shown as 'BBB-PPP-PP'. PIN is the dashed string '008-030-10'; STRAP is the same 8 digits with no dashes ('00803010'); APN is an INTEGER with leading zeros dropped (803010), so query it unquoted. Prefer PIN (normalize user input to 3-3-2 with dashes) or STRAP (digits only). FullAddress is the situs street ('1001 E 9TH ST'); CITY is the situs city and SITUSZIP the situs ZIP. Owner name is in LASTNAME (full entity or 'LAST FIRST'), with FIRSTNAME sometimes split out. RECMAP is the recorded map reference such as 'P5791' (parcel map) or '0' when none. MAPLINK points to the Assessor map PDF folder. Stacked condo floors carry FLOOR/FLR.

How to use it

QGIS: Layer > Data Source Manager > ArcGIS REST Server, add a connection with the service URL (the endpoint above without the final /0), then add the layer. Filter to your area before exporting.
ArcGIS Pro: Add Data > Data From Path, paste the endpoint.
Direct query: append /query?geometry=LON,LAT&geometryType=esriGeometryPoint&inSR=4326&spatialRel=esriSpatialRelIntersects&outFields=*&f=geojson to get the parcel at a point.

Assessor parcel lines are for taxation and are often 5 to 50 ft off the legal boundary. Why.

Basesheet uses this to draw the parcel line on a base plan for any Nevada address, with LiDAR contours, soils, flood zones and wetlands.
